I used Certified Building Inspectors to do a four point inspection for homeowner's insurance. They look at the roof, they look at the structure and everything like that, see how it's constructed. They send the inspection report to your insurance company. They are very nice, very professional, very upbeat. They just melted right in, they were here. They were very punctual, right on the spot. I would highly recommend them.

Our inspector was not only was he on time, but he was early. He was very thorough in checking all the appliances and components that were there (hot water heater, dishwasher, oven, garbage disposal, sprinkler/irrigation system, air conditioning, pool pump, etc). He got up on the roof to actually inspect, rather than just looking from the ground level. He crawled all through the attic to check insulation, plumbing, and a/c vents.
The report was a voluminous account (24 pages with pictures!) that was completed within 3 days. Everything he had observed and spoken about with us was included in the report. He was meticulous in the details, but what I appreciated the most was his honesty. He described what were minor issues and what was major, without talking us into or out of buying the home- just giving us his professional opinion so that we were well informed to make our own decision.
Be aware that if you hire a company recommended by your realtor, they have every incentive to give you a "good" report so the realtor will continue to recommend them. When you arrange for your own inspection report, the inspector's loyalty is to you- not the bank, and not the realtor who is trying to make commission. This company is not cheap, but they are professional, organized, detailed, prompt, and HONEST. This is everything we were looking for and were more than happy to pay a little extra up front to know what we could be getting ourselves into.
Overall, this is a great company and I would not hesitate to recommend them to anyone looking for a true account on the condition of a home.
My daughter had her house inspection done by this company. The inspector was prompt and extremely thorough. He provided an education for her as a first time home buyer. She has used this company twice and was very pleased with both experiences.
The experience was very good, my wife and I were a nervous wreck before hand. but the inspector put us both at ease, answered all our questions on the fly. and was very professional. Let me say he inspected EVERYTHING....took over 3 hours. but well worth finding the things wrong before we closed. I would highly recommend Gary F. or any of his colleagues. Very thorough home inspection on my first home purchase. He spent 4 hours and provided very useful information about home maintenance. The house had been recently inspected by a realtor-recommended inspector and by report, everything was "just great" - my inspector was unbiased and found a multitude of problems - moisture in the walls, a drainage problem, and unpermitted modifications that were either unknown or concealed by the sellers.
Excellent - one of my best investments. Because of this inspector,$15,000 was knocked off the sale price of my house AND all the problems he found were repaired!

Coleman was actually a bit early for our appointed meeting time. He went over what he was going to do, asked if we had any questions and asked repeatedly if we had areas of concern. At each area, he explained what he was doing and looking for. He would then tell us his areas of concern and if he felt we should be concerned about his findings. It was a very hot day and he seemed very prepared for the weather as well as what might go wrong at the house. He pointed out areas that would become issues in the far future as well as immediate issues. He had a great sense of humor, which helped pass the almost three hours that it took to go through everything. He told us that the final report would be available on the internet the next afternoon. It was. Everything was done in a very professional way and yet was fun! What a pleasure working with him.
Take this review for what it's worth. I have no experience dealing with home inspections since this was my first time doing this. I went with this company based on the recommendation of my realtor and it proved to be a good choice.
CBI was easy to schedule with. I requested an appointment through their website and they scheduled within 24 hours. My inspector was Rick and he showed up 10 minutes early for the inspection. The whole process took about 2 1/2 hours and he explained everything to me the whole way around the house.
When he was finsihed, he gave a verbal summary to my realtor and me. That was followed by a detailed report the next day. The company's communication was excellent and always friendly throughout the entire process. If you are buying a home, I recommend using CBI!
I chose these people because they are the most experienced company in town, in the business since the seventies. my inspector, has been with them since 1994. he gave me a thorough education on the home, and a confident feeling that he had checked everything out and we knew what was what with this house.
It was great. Gary inspected everything inside and outside the unit. He took pictures of and showed me everything of note. The report we were provided (available a day later via the web) was comprehensive and easy to understand. The unit had been inspected by someone else previously, but he still managed to find some things which we were able to get repaired prior to the closing. We were very satisfied.

Certified Building Inspectors (Rick) provided our mobile home inspection on our second home in Florida. Rick was thorough and forth coming with his thoughts on our mobile home inspection. We live in Missouri and weren't able to be at our new home under contract in Florida when he inspected it for us. He took time to call me to see if I had any concerns before he started the inspection. 🙂 He checked everything and gave us a well laid out and detailed report on findings. The report is very thorough and covered all items that we were concerned with and also things we didn't consider at the time. I'm going to have him reinspect our home after seller gets work done on items he listed as defective. I am very thankful I was referred to Certified Building Inspectors and also for Rick's help with the purchase of our Florida home!!! Also, the schedulers in the front office were very helpful with all my questions and made me feel comfortable with this home buying/inspection process!!
